So, what is 5Linx? Well, 5Linx is a home based business opportunity and a telecommunications company that has been around since 2001. The hype was pretty crazy over this company initially but has died down quite a bit now although they still pop up now and then with a new product innovation or are featured in a home business magazine of one type or another.
So, is 5Linx a good business opportunity? Well, even though I am an advocate of the mlm industry and have strong ties to MLM and have been successful at building some organizations, I would not recommend that you get involved with 5Linx! Now calm down! Don't come throught the computer and beat the crap out of me yet! Let me tell you why first.
Just as a side note, if you are already in 5Linx I don't recommend that you quit! Not until you have learned to successfully build a network marketing organization! That being said, let me tell you why I would never join 5Linx! Frankly, I would never put any of my time or energy in any technology based company for many reasons. Let me impart to you my main two reasons:
First, technology based products work very well in traditional business but are never good for network marketing. Why? Because of negative price pressure in the market place! Let's say for example you launch a new product that let's you instantaniously send text messages to aliens in another galaxy. Let's name the new product (Itext Of The Third Kind)
When you first launch Itext of the third kind the response is freaking huge! You have the only intergalactic text messaging product of it's kind and you have an 80% profit margin because the competition is nonexistent! You have Earthlings and aliens alike making 20 grand a month across the entire universe in your new MLM company. Business is great!
The problem is that the stories of success slowly fade and a year later China gets in on the scene of intergalactic text messaging technology and are willing to settle for a 5% profit margin sucking up all of your customers because their product is cheaper and better!
In order to compete in the market your company reduces the their product price by 75% causing a huge drop in your monthly commission checks and BAM! You are back at the drawing board starting from ground zero all over again!
Reason 2, I have yet to see a strictly communications based company survive in MLM for any long term period of time. Can you remember Excel communications? Everyone was sure as rain that they would never ever go out of business. What happened? So, is 5Linx a good business opportunity? Well, even though I am an advocate of the mlm industry and have strong ties to MLM and have been successful at building some organizations, I would not recommend that you get involved with 5Linx! Now calm down! Don't come throught the computer and beat the crap out of me yet! Let me tell you why first.
Just as a side note, if you are already in 5Linx I don't recommend that you quit! Not until you have learned to successfully build a network marketing organization! First, technology based products work very well in traditional business but are never good for network marketing. Why? Because of negative price pressure in the market place! When you first launch Itext of the third kind the response is freaking huge! You have the only intergalactic text messaging product of it's kind and you have an 80% profit margin because the competition is nonexistent! You have Earthlings and aliens alike making 20 grand a month across the entire universe in your new MLM company. Business is great!
The problem is that the stories of success slowly fade and a year later China gets in on the scene of intergalactic text messaging technology and are willing to settle for a 5% profit margin sucking up all of your customers because their product is cheaper and better!
In order to compete in the market your company reduces the their product price by 75% causing a huge drop in your monthly commission checks and BAM! You are back at the drawing board starting from ground zero all over again!

What Is The Definition Of Cap Rate, And Why Does It Matter?
In commercial real estate, cap rate, or capitalization rate, is used to determine the values of income producing properties such as apartments of five units or more, office buildings, strip malls and other such properties. The cap rate can represent extremely different things to different people in respect to their interests in commercial real estate. Before we investigate why cap rate matters, and what it means to specific people, let's look at the actual equation and see how it works.
Cap rate has two main components which area: net operating income (NOI) and price or estimated value of the property. NOI is found by subtracting all expenses from the gross income of the property. When the NOI is divided by the price or value of a property, you are left with the cap rate.
You can move the components of cap rate around in order to determine each of the variables in the equation. The different equations used to determine any of the three variables are below:

As you can see, depending on the information you have regarding the property, you can determine any of the three variables.
That's great, you say, I can determine these three variables! But how does it affect my commercial real estate endeavors?
To show the main differences between cap rates, I am going to divide investments into three major categories:
Safe investment: Cap rate of 5%
Average investment: Cap rate of 10%
Risky investment: Cap rate of 20%
What the buyer wants out of the property determines what a buyer is looking for.
For example, property being sold at a 5% cap rate is often characterized by low vacancy percentages (less than 5%-10%), beautiful property grounds, good management, up to date amenities, and rents or leases priced at market rate. There is a positive and strong cash flow every month because the property is operating at its full potential.
This property's value is greater when operating at peak performance, so a higher price is asked by the seller, making the cap rate lower. Those who buy at low cap rates are often looking for retail, already performing property that brings in a steady cash flow every month. A buyer such as this is often part of a REIT, or real estate investment trust, or a professional, such as a doctor or lawyer, who wishes only to deal with good properties and watch the cash flow in.
A property being sold at a 10% cap rate is often characterized by higher vacancies (around 10%-20%), average grounds, an average management team and average amenities. There is definitely some room for improvement with these properties. A buyer who picks up a property like this is looking to make those improvements by increasing rates, renovating and fixing up the property, as well as employing a well operating management team.
The sole purpose of this type of buyer is to create value in the property where it is lacking. It does take some work, and is more risky than the 5% cap rate property, so the asking price is less. Hundreds of thousands of dollars can be created in this difference between an average and good operating property.
A property being sold at a 20% cap rate, or more, is usually considered a very distressed property with vacancies of 20% and more, rundown grounds, old buildings that are falling apart, a poor management team and even a problem owner. Because of the risk, low operating income and problems with the property, a person who is willing to undertake such a property must not be afraid of a little (or much) work and the risk involved in attempting to turn a property of this type around.
However, there are hundreds of thousands, sometimes millions of dollars to be made in these properties! It takes a keen eye and some varied and creative scenarios to determine if the property will perform as you expect it will.
As you can see, the cap rate can be great for one person, and horrible for another, depending on the type of investor the buyer is!
As a seller, the seller wants to sell the property at the lowest cap rate possible because that means it is being offered at the highest price possible. It definitely depends on the condition of the property, operating income, expenses, vacancies and management team to determine what the seller can get for the property. The market will dictate what the right price is for a property.
Cap rates are considered the best way to determine the value of a property. Remember that a bank, or other type of lender, will be looking at the NOI of a property compared to the debt in order to determine if it is a safe investment for the lender. To a lender, the debt coverage is more important than the cap rate. However, if you can get the cap rate higher by getting a lower purchase price, then you can get a smaller loan, and possibly be able to cover the loan with the current NOI. It is a matter of working the numbers to see if a deal is feasible.
When you investigate commercial properties, use the cap rate to determine if the subject property fits your specific criteria. Always create future scenarios and manipulate the property's income and expense sheets to determine if you can get the money out of the property that you hope to get.

Code 39 (also called Code USD-3 or Code 3/9) was the first alpha-numeric symbol to be developed; today it is the most widely used barcode. Code 39 is a bi-directional, self-checking, discrete, variable-length code. Code 39 can encode numerals 0 through 9, alphabets A through Z and "-.*$%/+{SPACE}".

The Definition of Leadership.
I've been around many great leaders from many different organizations and I can not give an answer the clearly defines what is leadership?The dictionarys definition is. Leadership is having the trust of a group that you can inspire to do something good. A definition more inclusive is "Leadership is ultimately about creating a way for people to contribute to making something extraordinary happen." This definition is broad, but i agree with it. A general in the army is a leader but usually leads because of his position, The unlisted do not have a choice they have to obey his orders. Gandhi is considered one of the greatest leaders historically and he led hundreds of thousands with influence.
Leaders must do these task. Leaders have to make the one following them feel sercure, and have a set of beliefs. How can leaders do this? Here are 6 great examples.
1. creative thinker: A leader brings a vision to the group. It's a plan by which others can FOLLOW. This vision brings the followers the emotion of hope and something the followers can strive to achieve. The vision should be clear and the leader should stand up for what the leader believes in.

2. assured: No one wants to follow a negative person. Leaders do not have to be positive all the time but the have to represent a sense of positivity.This is really important when things are difficult.

3. boldness: It takes guts to be a leader. It's not for everyone. Some people would prefer to tag along for the ride and that's fine. Not everyone can or should be a leader.

By empowering people, the leader isn't doing the task for the person following the leader, but instead gives them the tools necessary to succeed.
5. Reliable: You don't want to follow someone that shows up late or doesn't do what they say they are going to do. In a leader, you want someone that's reliable, with a message that people can follow. If leaders aren't consistent if their efforts and their actions, it causes followers to begin to doubt the dedication of the leader to the cause. I can't find a citation, but historian Doris Kearns Goodwin was recently on The Daily Show. She stated that during the Great Depression and during FDR's tenure a citizen once said something to the effect of "I don't have any money, don't have a job, and I don't have a reason to live, but I keep on going because I know FDR is there."

6. Motivating: If you don't have the previous characteristics, it certainly isn't very motivating for the follower to follow the leader let alone do a great job. A leader needs a vision, otherwise people don't have a map and tend to get lost.

You hear a lot about Reverse Marketing these days both positive and negative.
Being that it is a very valid form of both marketing and lead generation, I figured I would shed some light on it to give you a better understanding.
First of all, I have found that most people I've spoken with who have anything negative to say about Reverse Marketing really do not understand what it is or how it works.
Reverse Marketing, by definition, is when a sales person or a recruiter contacts a potential prospect through the contact information in his or her existing advertising.
For example...someone selling advertising might browse through advertisements in competing magazines and call the business owners who placed those ads to sell them more advertising in his own magazine. This is a very common approach to prospecting used by many "main stream" companies to gather fresh prospects...and it can work for you too. In fact, it works so well, that it is responsible for more than 90% of my own prospecting efforts in network marketing and direct sales.
How would you like to be able to generate more qualified leads than you can ever contact without having to spend a dime in advertising?
How would you like to completely eliminate your advertising budget all together?
How would you like to never have to buy leads again?

What I have discovered through my experience of marketing is, it's all in how we define it. We can think of marketing the way most of us do which puts us in the box of making cold calls, knocking on doors, going to numerous networking groups, sending out mail, speaking, the list goes on and on of what we have known. The simple definition of marketing is: letting your audience know what you do. From this simple idea, it's up to you how you want to market. You have complete freedom in "how".
Here's the bottom line!
No Marketing = No Clients = No Money = No Business!
HOWEVER�
You do get to Market YOUR WAY! You get to have FUN! and be extremely creative. In fact, give yourself permission to market YOUR WAY and change the formula above to:
Market YOUR Way = More Confidence = Attract more clients = A THRIVING BUSINESS!
Now, let's change your definition and Guess What�your definition will be different from each businessperson you meet. We are all unique. We choose different business paths; wear different clothes; drive different cars; have different viewpoints�our marketing approach should be just as unique?
Here are 3 examples of "marketing" provided from entrepreneurs.
1. I didn't like networking groups but thought I would try some out. My definition of a networking group is this: It had to fit with my values, it had to be fun, and the group had to come from a unique perspective. Most of them were about collecting as many cards as you can. I tried 4 groups and one fit perfectly. EwomenNetwork comes from "giving first" and they have a wonderful format that gave me permission to ask for what I wanted. It was very safe, very professional and very genuine. I've been a member for 3 years � it's the only one I attend consistently.
2. I have a Web Design company and one of my passions is voyager canoeing. I began to utilize outdoor-related themes in our marketing messages and promotions. Most important, I decided that canoeing was also a great way to network. As a professional woman business owner and an experienced canoe guide, I developed a Ladies Voyageur Day. I hosted a group of entrepreneurial women on a guided canoe trip. The event was so successful it has become an annual sponsored event.
3. I had always found marketing to be a distasteful chore. I was diligent and had managed to stay busy as a consultant by networking and following up on leads, but it was an unpleasant duty, and I avoided it whenever possible. I think one of the best-kept secrets to becoming successful at marketing is first choosing to be of service to a group of people you truly care about. With my new mission in mind, all of a sudden, marketing became effortless.
The clients I wanted to serve were people I really cared about, I wanted to spend time with them. Instead of dreading networking events. I began looking forward to them as a place to meet new people I could help. Before, I had avoided business lunches finding them boring and awkward, but now I enjoy listening about new opportunities to be of service.
To summarize our 3 marketing definitions:

Here are 3 examples of "marketing" provided from entrepreneurs.
1. I didn't like networking groups but thought I would try some out. My definition of a networking group is this: It had to fit with my values, it had to be fun, and the group had to come from a unique perspective. Most of them were about collecting as many cards as you can. I tried 4 groups and one fit perfectly. I hosted a group of entrepreneurial women on a guided canoe trip. The event was so successful it has become an annual sponsored event.
3. I had always found marketing to be a distasteful chore. I was diligent and had managed to stay busy as a consultant by networking and following up on leads, but it was an unpleasant duty, and I avoided it whenever possible. I think one of the best-kept secrets to becoming successful at marketing is first choosing to be of service to a group of people you truly care about. With my new mission in mind, all of a sudden, marketing became effortless.

Amidst the online exuberance, it seems each online marketer or salesperson changes the definition of marketing to suit his or her preference.
Many times, ill-conceived notions and perceptions reduce the meaning of the word "marketing" to a shadow of it's true self. Many see marketing as a series of tactics or gimmicks. Some define marketing as pyramid programs and the like. Others treat the words "marketing" and "sales" or "marketing" and "advertising as synonymous. None of these adequately convey the definition of marketing.
Different Marketing Definitions
Along with all of the new terminology, new techniques, and new twists the Internet has brought us, it has also opened opportunities for misguided notions about the definition of marketing. While the above definitions describe different facets or definitions of related terms, they do not convey the much broader process that is truly marketing. By taking a look at some dictionary and trade definitions of marketing we can get a better feel for what marketing is truly about:
American Marketing Association Definition
The process of planning and executing the conception, pricing, promotion, and distribution of ideas, goods, and services to create exchanges that satisfy individual and organizational objectives.1
American Heritage Dictionary's Definition of Marketing
The commercial functions involved in transferring goods from producer to consumer.2

We deliver to our customers via some means of distribution. We promote and we advertise. Those are the basics. Those basics still exist and always will.

What has changed is the business environment. Companies compete with more efficient technologies. Customers have better access to their cost options and they communicate to each other in ways not conceivable in the pre-Internet age.
In some industries, the Internet has lowered the cost of entry so that entrepreneurs - many times from a home office - have entered the competition. The changes in competitive environment are numerous. What have also changed are marketing strategies and the marketing programs we have available to implement those strategies.
These have changed, but the basic marketing definition has not. Superior marketing is and always has been analysis, then action. It is strategy development, then logical and thought-out tactical implementation. It is the way to customer satisfaction and increasing profit.
The steps to successful marketing and implementation include:
1) Analyzing your customers and the business environment in order to
2) identify key opportunities to better and more profitably meet customer needs,
3) figuring out how to act on those opportunities, and then
4) implementing your plan.
The process doesn't have to be cumbersome. Five-year plans and novel-length documents are not required. The logic of the action is what is important.

To play the game more frequently and for longer hours, the ideal thing would be to build a backyard baseball field. While it may not be practicable to build a backyard baseball field to scale, you can certainly make one that provides a lot of excitement and fun. To build our own backyard baseball field is not difficult if you can spare the time and have the willingness.
Thoroughly examine your backyard for a space that is rectangular or round in shape. Obviously the bigger the space you can provide, the better will be the baseball field. It will be helpful if you can identify a place in your backyard that is even and without many obstructions, such as rocks, plants or trees. Obtain an approximate measurement of the area you have using measurement tape. This will help you decide the scale of your field. As you are aware, the average baseball field center wall is 400 feet from home plate. If your yard measures 200 feet, you will be required to cut the rest of the measurements in half to build your backyard baseball field.

The playing area between first base and third base needs to be a perfect right angle of ninety degrees. After marking that spot, using a rope roll it out the length of your backyard on each 90 degree angle. These are essentially your foul lines. If your baseball field is say 200 feet as presumed earlier, then your bases will be at 45 feet. Mark 45 feet from home plate along each rope, using your tape. These are the first and third base respectively. Again using your protractor measure 90 degrees from first and third base, so that the angle is facing out where second base would be. Take more rope and lead from first and third base, on that 90 degree angle until it crosses. This is second base. Finally measure the distance between home plate and second base and in the middle is where you should mark the pitching grip. The only measurement that has to be scrupulously exact is the Little League 46 foot distance from plate to pitchers mound. This is essential for a batter to learn correct timing. All other base placement is arbitrary but it will be nice if you can match the Little League distances as far as possible.
The next step is to cut the grass. In the Major Leagues, there is a difference between the length of the grass in the infield and in the outfield. If you wish your baseball field to be near to the original, then cut the infield grass one inch and the outfield at two inches.
